The Create Presentation wizard guides you through the steps needed to create and publish a Comparative Market Analysis (CMA) for a seller. The wizard flow changes depending on whether or not you have a Top Connector license; a Top Connector license allows you to connect to your MLS to download properties. If you do not have a Top Connector license, all comparables in the presentation will have to be created manually.
Top Producer 8i enables you to create a CMA from a number of different areas, all of which flow through the Create Presentation wizard. The topic you are reading now will cover the most common way of creating a CMA. For a complete reference of the ways of reaching the wizard, see "The Select Template Screen".
To create a CMA presentation:
Select the template:
Open the
Select Template
screen. How?
Select the Type and Category of the presentation you want to create.
Note: Top Producer 8i's CMA templates are found under the CMA type and Standard Presentations category.
Scroll through the Presentation Library templates until you have found the template you want. Then drag and drop the template into the Presentation Template drop zone which is indicated by the dotted lines.
Tip: To
view more details on each template, click the Expand
icon next to the template. In this expanded view, you can read
a description for the template or view a sample of the presentation.
Click the Next button.
If you do not have a Top Connector license, a dialog is displayed before proceeding in the wizard. Click OK to proceed to the next step.
Select the subject property:
Select a Subject Property for the CMA.
Use the
Contacts Look-up on the
right sidebar to find the contact you want. In the Contacts
Look-up, click the Expand
icon to display the
contact's full list of properties.
Then drag and drop the subject property you want onto to the Recipient drop zone which is indicated by the dotted lines.
Click the Next button.
Add comparables:
There are two different ways of adding comparables to your CMA: the
method (and next steps in the wizard) depends on whether or not you
are a Top Connector subscriber.
If you have a Top Connector license to your MLS database, the Advanced MLS Search screen appears as the next step. This step allows you to connect to your MLS to download properties for your presentation. See Searching your MLS Database for guidance on using the screen to find comparable listings.
If you do not have a Top Connector subscription, you will need to enter your comparables manually. See the Adding Comparables Manually procedure for further details.
Review your comparable listings. On this step, you can:
Return to the MLS Search screen or the Add Comparable form by clicking the Add More Comparables button.
View summaries of each comparable by clicking on the comparable's address.
Delete comparables
by clicking on their Delete
icons.
Rearrange the order in which the comparables will appear in the presentation by clicking and dragging them to their new positions in the list.
Create the presentation by clicking the Create Presentation button.
The View Presentation screen appears. At this point, you have created the presentation to the extent that it will appear in the Presentations Summary screen, but the presentation has not yet been published. From the View Presentation screen you can do the following:
