The Add Presentation Comparable Screen

The Add Presentation Comparable screen enables you to add manual comparables to your CMA, HMR, and Buyer presentations. The Add Presentation Comparable screen will appear as a part of the Presentation Wizard for users without Top Connector, but is also available from a number of locations within Top Producer 8i for all users.

Property Address

House Style

Click the Add New link to add options to the House Style field.

Street Address, City, State/Province, Zip/Postal Code

Only the Street Name field is a requirement. All other Street Address values are optional.

Property Photo

 

To add a photo for a manual comparable, click the Browse button and navigate to the location of picture on your local computer. Select the picture and click the Open button.  Click the Add Photo button to add the picture to 8i.

Listing/Closing Information

Status

The status will determine the section of the presentation in which the listing appears.

MLS Number

If the listing is in your MLS, add its number here.

List Price, Sale Price

Sale price will only appear for Sales and Pending Sales.

Listing Date/ Sale Date

Sale date will only appear for Sales and Pending Sales.

Day on Market

Calculated either from listing day to to present or listing day to sale day.

Adjusted Sale Price

Calculated by taking either the listing price or the sale price and add/subtracting the value of the adjustments.

Adjustments

 

Add adjustments by clicking the Adjustments link and either selecting a common adjustment from the drop-down list or creating a custom adjustment just for the current listing. To create negative adjustments, put a minus sign (-) in front of the adjustment's dollar value.

Property Details/Features

Year built, Last Sold, Area, Lot Size, Square Footage, Levels, Bedrooms, Bathrooms, Parking, Other Features and Amenities

The level of detail that you go into with these fields will depend on the level of detail in the presentation template you are using.

Taxes, Tax Year, Tax Assessment
